Your Legal Responsibilities in Wales
The Regulatory Reform (Fire Safety) Order 2005 (RRFSO) applies to non-domestic premises throughout England and Wales.
It requires the Responsible Person to:
- Carry out a suitable and sufficient Fire Risk Assessment.
- Implement appropriate fire safety measures.
- Maintain fire safety systems and equipment.
- Provide suitable fire safety training for employees.
- Review the Fire Risk Assessment whenever it is no longer valid or following significant changes.
Following amendments introduced through the Building Safety Act 2022, Responsible Persons must also record their Fire Risk Assessment in writing, regardless of the number of employees.
Fire and Rescue Authorities in Wales have enforcement powers under the RRFSO and may issue Alterations Notices, Enforcement Notices, Prohibition Notices or prosecute where serious breaches are identified.
